Developments at Station Square

One of Pittsburgh’s most iconic properties along the Monongahela River is under new ownership as of November 21, 2025. MS Development, a Massachusetts-based firm, purchased the lot with a plan to “elevate the retail, dining and entertainment experience while creating new opportunities for office and mixed-use partners.”

The 650,000-square-foot office, retail and entertainment complex is one of Pittsburgh’s most iconic waterfront properties. Last year, it faced foreclosure action after the loss of three longtime tenants: the Hard Rock Cafe, Buca di Beppo, and Joe’s Crab Shack. Now, developers say it’s “poised for a new era.” 

WS Development is known for its mixed-use projects. The firm owns more than 100 properties across the country, including land next to Fenway Park, towers in Boston’s Seaport District, and the Royal Poinciana Plaza in Palm Beach, Florida. 

Potential partners have already expressed interest in the new era of Station Square, according to Eric Smookler, WS Development vice chairman and co-chief investment officer. For now, he says that they are focused on engaging with existing tenants, neighbors and the broader community.

Station Square became a prime spot for shopping and dining in the 1970s, marking one of Pittsburgh’s first major successful redevelopments during the industrial decline. Tourists and local residents flocked to the former train station for entertainment.

After the COVID-19 pandemic, businesses struggled to stay afloat, resulting in the steady decline of Station Square as a social hub. Brookfield Properties, the owner since 2018, failed to give the property the boost it needed.

City Councilwoman Theresa Kail-Smith said, “I’m just hoping the new owners going forward understand the importance [of Station Square]… to the residents and the visitors that come here.”
